Bookings can be made by telephone, email, through the booking apps or through our website, and are subject to availability. Payments can be made by bank transfer, by card, ATM or other means previously made available. Direct bookings made via the website when it is a non-refundable rate will be charged at the time of booking to the credit card, while bookings whose rate is standard will be charged 75% of the amount at the time of booking and the remainder charged to the card at check in. Bookings made through Booking, Expedia, Airbnb or other platforms, payment will be made according to the booking policies and rates available on the respective platforms.

1. 1. AVAILABLE RATES POLICY: Without prejudice to new conditions and rates, Vila Santa Cruz has the following policies for reservations and cancellations, which may vary between flexible, rigid or firm according to the channel where the reservation is made.

1.1 Flexible - 3 days

The customer may cancel free of charge up to 3 days before arrival. The customer will be charged the full price of the reservation if he cancels within 3 days prior to arrival. If the customer did not show up, he/she will be charged the full amount of the reservation.
1.2 Hard Deposit (Non-Refundable)

The guest will be charged the full amount of the booking if the booking is cancelled at any time.

1.2.1 Firm

Firm: Full refund for cancellations made up to 30 days before check-in. If booked less than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. After that, no refunds will be issued.

1.3 Change of details for non-refundable bookings:

1.4 Only one change per booking is allowed, up to 3 days before the check-in date provided it is for the same or higher price than the original booking price, and for the same booking conditions and room type.

Grace period: No fees will be charged for bookings cancelled within 4 hours of the booking being made.

2. Conditions for children: Children of any age are allowed, provided they are accompanied by a legal guardian, unaccompanied children are not permitted to stay. The stay of children up to (and including) 4 years old is free as long as they do not use an individual or extra bed.


1. Vila Santa Cruz is a local accommodation located in a secular building with its interior remodelled and that has preserved the history of the place and has as characteristic the wooden doors and windows dated from the period with the exception of those that it was not possible to recover. The wooden stairs giving access to the floors of the building have also been maintained. It is located in Largo de Santa Cruz 36 Braga.

10. About the check in and check out : the check in starts from 14:30 hours. We do not have a 24 hour reception and the check in desk is from Monday to Friday from 14:30 to 15:30. If you intend to arrive outside these hours, you should check in express check in which still has specific rules ahead. Check-out time is 11:30 am, with a 30-minute grace period. If you intend to leave before this time you must inform the consumption of drinks and snacks if it has occurred to close the account.

11. About the Express Check-in: The Express Check-in is a remote check-in process that will anticipate all the necessary conference and speed up the process time of the conventional check-in. In this procedure the guest besides filling in the information requested in the reservation, should send a photo of the identification document of all those who are staying . After receiving and checking the information, a 4-digit password is sent, which will allow the guest to open the main door of the property. We clarify that all information received is treated under the terms of the Data Protection Regulation Act. At the express check in as it is not possible to check the identification document in person at the time of arrival, this is done in a timely manner with the guest's consent, which is why we request a photo of the guest's identification document. If you do not feel comfortable with this procedure you should arrive at the time of face-to-face check in or if you wish a face-to-face check in or exclusive reception outside the pre-established hours (Monday to Friday from 14:00 to 15:00) should be expressly requested and will have an additional cost of 10 euros.

16 . Client's responsibilities: The Client is responsible to comply with the check in and check out times previously set.

The Renter is responsible for their behaviour and also that of their guests at the local Accommodation and in particular for the orderly conduct of guests attending any event or function hosted at the property, as well as any other use they make of the services. If a guest wishes any items to be received or have support prior to their arrival or after their departure, they must notify the property in writing in advance. The property reserves the right to deny receipt of such items. Any costs incurred regarding the return will be borne by the sender. All items will be left at the responsibility of their owner and may be subject to search. Please note that if any item is locked or sealed, it is the responsibility of the owner to facilitate access to the item. Vila Santa Cruz Guest House is not responsible for any flooding, fire or caused damage to items.

17. Vila Santa Cruz Guest house may request a copy of a valid identification document to protect the Client's privacy and confirm their identity before confirming any changes.

18. If the property suspects that any illegal activity or crime has occurred, it reserves the right to investigate and/or report its findings or suspicions to the police authorities or other relevant law enforcement service

All information, data and materials presented on this website, including names, logos, content, etc., as well as the colour palette and layout of the website, are subject to copyright, trademark rights, database rights and/or other intellectual property rights. Such content may be used only if authorised by the Hotel and if used for personal, non-commercial purposes. Any other use and/or reproduction of such content, without the written consent of the Local Accommodation, is prohibited and is a violation of these Terms and may infringe the intellectual property rights of the Local Accommodation.

1.1) The check-in in person takes place between 2:30pm and 3:30pm and the express check-in from 2:30pm.

1.2) No act of registration or booking the guest will have to identify himself and provide his identity card / residence permit / passport.

1.3) At check-in you will be given an entry code and the room key.

1.4) If you lose one of the keys, you must immediately report the fact, so that it can be checked out and a new key can be issued for your security.

1.5) In the exceptional case of an emergency call the contacts provided at reception for this purpose.

II Check out

2.1) Check-out should be done until 11:30 with a maximum tolerance of 30 minutes.

2.2) Any alteration to the stipulated time will have to be justified and requested, being subject to the availability of the place.

III Noise

3.1) As a matter of respect and understanding towards all guests, special attention should be paid to the silence in the social areas.

3.2) No activities involving noise that may disturb other guests are allowed after 22:00 (Decree-Law 292/2000 of 14 November).
IV Damages

4.1) Any damage declared to the local accommodation will be charged at current market value.

4.2) In the event of loss of keys, a charge of 5 euros per key will be made.

4.3) The company, monitoring the gravity of the same, will take the legal measures deemed necessary.

V Complaints

5.1) There is a complaints book.

5.2) In the event of a complaint, please identify the time and date of the occurrence and report it to the management, who will be called to the site.

VI Security

6.1) Under Decree-Law 228/2009 of 14/07, this company will not be responsible for money, jewellery or other valuables that may disappear within its premises.

6.2) Always remember to close the main access doors to the local accommodation, the flat doors and make sure they are properly closed.

6.3) People who are not on the Habtiar Guest House guest list are not allowed to stay and/or stay.
VII Prohibitions

7.1) Without prejudice to the above and the general rules on tourist accommodation, it is not permitted within the premises of Habtiar Guest House.

a) Smoke or smoke, only on the terrace.

VIII Hygiene and Cleaning

10.1) Vila Santa Cruz Guest House is cleaned on a daily basis.

a) Nevertheless, whenever there is a change of guests, the cleaning of the flat will be carried out.

b) If the stay is longer than 7 days, the guest can request new sheets and towels that will be delivered after the collection of the used ones.

IX Reservations

11.1) Reservations can be made by telephone, e-mail, through the booking applications or stable and are subject to availability. and payments can be made by bank transfer, in cash, by card, ATM or other means previously made available.

X Common Spaces

12.1) The rules and recommendations governing the use of common spaces are posted therein.

12.2) Failure to comply with the rules and recommendations contained therein will be subject to extra charges and the provisions of these regulations, as applicable (damage, security, protection or other).
